Understanding Your EPC Rating: Why Is It Lower Than Expected?

One of the questions I get asked most often during an EPC assessment is:


"Why is my EPC rating lower than I expected?"


Many homeowners think their property will score high simply because it looks modern or has been recently redecorated. However, an EPC measures how energy efficient your home is, not how it looks. Having carried out EPC assessments on a wide variety of homes across York, Selby, Tadcaster, Castleford, Knottingley, Sherburn in Elmet and the surrounding areas, I've noticed the same issues pop up repeatedly. The good news? Many of these issues can be improved without major building work.


Common Reasons for Low EPC Ratings


Here are the ten most common reasons properties receive lower EPC ratings.


1. Poor Loft Insulation


Loft insulation is one of the simplest and most cost-effective ways to boost your EPC rating. Many older homes either have very little insulation or insulation that no longer meets current recommendations. Where it's safe and practical, increasing loft insulation can enhance your home's energy efficiency and help lower heating bills.


2. An Older Boiler


Your heating system significantly influences your EPC rating. Older gas boilers are generally less efficient than modern condensing boilers, meaning they use more fuel to produce the same amount of heat. If your boiler is over 15 years old, replacing it could improve both your EPC rating and running costs.


3. Electric Heating


Electric resistance heating is a common issue I see during EPC assessments. While electric heaters are easy to install, they often receive lower efficiency scores than modern gas central heating or certain renewable heating systems. This doesn’t mean electric heating is "bad," but it can lower your property's EPC rating.


4. Single Glazing


Single glazed windows lose heat much faster than modern double glazing. Although replacing windows isn't always necessary, homes with older glazing can lose valuable EPC points due to increased heat loss.


5. Solid Walls


Many older properties around York were built with solid brick walls instead of cavity walls. These homes can be trickier to insulate, which often affects the overall EPC rating.


6. Older Lighting


Lighting contributes less compared to heating or insulation, but it still matters. Replacing older bulbs with LED lighting is one of the easiest improvements homeowners can make.


7. Poor Heating Controls


Heating controls are often overlooked. Programmers, room thermostats, and thermostatic radiator valves all help improve heating efficiency. Many older heating systems lack modern controls, which can reduce the overall EPC score.


8. Poorly Insulated Hot Water Cylinder


Properties with older hot water cylinders may lose points if the cylinder has little or no insulation. Adding or upgrading the insulation jacket can enhance efficiency.


9. Older External Doors


External doors can contribute to heat loss. Modern insulated doors generally perform better than older timber doors that allow draughts into the property.


10. Limited Renewable Technology


Solar panels and other renewable technologies can improve an EPC rating, although they're not essential. Many homes achieve respectable EPC ratings without them.


What I Commonly See During EPC Assessments


After conducting EPC assessments across York and the surrounding area, I've noticed that the same improvements come up repeatedly. Many Victorian terraces around York lose points due to limited loft insulation, older heating systems, and solid walls. I recently assessed a Victorian terrace in York where the property had modern double glazing, but the older boiler and limited loft insulation were still having the biggest impact on its overall EPC rating. These are the types of improvements that can often make a noticeable difference over time.


In 1930s semi-detached homes, it's common to find older boilers, outdated heating controls, and partial loft insulation. Many modern family homes already perform well but can still gain valuable EPC points by upgrading lighting, improving heating controls, or replacing older heating systems. Every property is unique, which is why I assess each home individually rather than making assumptions based purely on its age.


Can You Improve Your EPC Rating?


The good news is that many EPC improvements don't require expensive renovation work. Simple changes such as:


  • Increasing loft insulation

  • Replacing older bulbs with LED lighting

  • Installing modern heating controls

  • Upgrading an older boiler


can all enhance your home's energy efficiency. Larger improvements, like insulating solid walls or installing renewable technology, may also boost your rating depending on the property. Every EPC includes recommendations tailored specifically to your home.

No. An EPC gives your property a rating between A and G. Even a lower rating is still a valid certificate.
